Traffic

La Manga is a fairly unique area and presents problems that aren't immediately obvious when it comes to buying property. If you're not familiar with the area then click here to view satellite images of the La Manga strip so you understand the geography of this area.

The main problem here is that the La Manga strip comes to a dead end. Unless you have a boat, the only way to travel from the end of the strip to the start is by road. There's only one main road that travels the entire 20km length of the strip and in the summer traffic can be heavy at times. For this reason properties at the end of the strip are generally cheaper than those near the start. When it comes to buying property in La Manga you should bear this in mind. As is always the case, you get what you pay for.

The apartment I'm selling is located at the 3km marker (in other words, 3 kilometres from the start of the strip), so even in summer in heavy traffic, it doesn't take long to get off the strip.

Views

The last thing you want to do is buy a property and then have the views ruined by a new apartment block. The apartment I'm selling here is located in the newsest of several blocks (completed Sep 2004) on top of a hill known as Monteblanco. Since this final block was completed there has been no further development because there simply isn't any room left on top of this relatively small hill.

This means the great views of the Mar Menor and the Mediterranean are unlikely to be ruined by any new constructions. Also, being on top of a hill, even if old buildings on the ground are demolished to make way for new ones (the only way any new apartment blocks could spring up as the whole area is already fully developed) then unless those new buildings are much taller than average, the views from the apartment will remain unchanged.

Noise

When buying a property you need to consider the amount of noise you'll have to put up with. For example, if there's a communal swimming pool right outside your terrace then during the summer you may experience unacceptable levels of noise.

This apartment is ideally situated to avoid noise pollution. The communal swimming pools are located behind the apartment block, at the opposite end to that where the apartment is located. Even in summer there's barely any noise from the pool area.

Also, being so high up you can hardly hear the traffic on the main road below. Monteblanco is also a dead end (being a hill there's no where to go when you reach the top) so there's very little traffic in the immediate area, the only cars you'll see and hear are those belonging to residents. Another advantage of being high up is that the sounds of nearby bars and nightclubs are completely drowned out.
